Key notes property management news letter.

I hope all is going well. It has bee a little busy lately but everything seems to be going rather smoothly. I wanted to take a moment to send you a property management newsletter and update you on everything.

Air Conditioning Filters

First I wanted to let you know that these last couple of months are when we get the most calls on AC’s because they hadn’t been run for the winter. I am happy to report that since we started providing AC filters to all of our new tenants beginning in January and doing walk throughs with every new tenant showing them how to change them among other things. The maintenance calls for AC has dropped 45% and calls on dirty coils needing to be cleaned have dropped 80% over last year.

Lawn Service

On another note, due to the rise in gas prices, the lawn company will not be able to continue with the salt service included. However, all the leases that were signed with the service included, he will continue to do. I have checked other lawn companies and the least I can find both services for is $80 per month per yard. The tenants that it was not included in their lease will have to continue doing it on their own.

Air Conditioning Cages

Lately copper prices have gone up I guess. We have seen an increase in AC thefts throughout Lee county. A couple of months ago they hit our office complex for 11 and several other office complexes throughout the area. If you have a vacancy or purchasing a new unit, please consider having a cage installed on it. I can shop out the work between a few different companies and it will cost a few hundred compared to a few thousand. And if the unit has been vacant for more than 30 days or you don’t have a lease that can show that, insurance companies will not cover it. Let me know if you would like for me to do so.

Evictions

Lastly, the Lee County courts have really stepped up their rules and regulations on evictions. While we do not have to go through that very often, we do need to have our ducks in a row to make the process go smoothly and quickly. I have enclosed the required documents needed to be signed and notorized in order to do so. I need the originals, so if you could mail them back, I can put them in your file and we will have it on record. It is not a rush, but when you could get to it, that would be great.
