Moving In
Final Walk-Through Inspection
Just before closing, you'll do one last walk-through to confirm the property is in the agreed-upon condition and that the seller's belongings have been cleared out.
Closing Day
Once you're satisfied with the final walk-through, you'll sign the settlement statement along with your loan documents, and submit your remaining down payment and closing costs, either by certified check or wire transfer. Once complete, the deed is recorded with the county and the property is officially yours.

Tips For Buying in Fort Myers

Leave Room in Your Budget
Don't stretch to your max approval amount; leave room for closing costs, taxes, and repairs.
Get to Know the Neighborhood
Check proximity to schools, shopping, and daily conveniences.
Never Skip the Inspection
A professional inspection can reveal issues you'd otherwise miss and gives you leverage in negotiations.

Get Pre-Approved First
It shows sellers you're a serious, qualified buyer, and a large number of sellers will not entertain an offer without proof of funds or a prequalification letter from a lender.
Know Your Must-Haves/h3>
Separate deal-breakers from things you could fix later with a simple update.
Check the Age of Major Systems
HVAC, water heater, roof, and appliances are costly to replace; ask about their age and maintenance history.
Understand HOA Rules and Fees
Know the association's requirements and annual costs before you commit.
