Once terms are agreed upon, both parties sign the purchase agreement, and the buyer places a deposit into escrow, a neutral third party (a title company or attorney) that holds and manages funds until closing. Depending on your state, the agreement may require certain considerations, such as deposits held pending satisfaction of specific contingencies.
